About this Project
This project involved the assessment and remediation of a coastal roof and gutter system showing early signs of corrosion and localised deterioration.
While the immediate concern related to drainage performance, a broader inspection revealed underlying issues that, if left unaddressed, would likely lead to more significant roof and gutter failure over time.
The objective was to implement a targeted, preventative solution that restored functionality while extending the lifespan of both the roof and gutter system.
The Property
The property is located in Camps Bay, Cape Town, an area known for:
- Strong coastal winds
- High salt exposure
- Seasonal heavy rainfall
These environmental conditions place consistent stress on roof fasteners, coatings, and drainage systems, accelerating corrosion and material fatigue.
The Problem
The client initially contacted us to inspect the gutter system following concerns around drainage performance.
During the on-site assessment, we identified:
- Localised deterioration of a section of galvanised guttering
- Widespread corrosion developing around older roof screws
- Early-stage rust forming on exposed roof sheets
Although the gutter system was still largely functional, these issues indicated that the system was under strain and would continue to degrade without intervention.
The Assessment
Following a detailed inspection, we determined that:
- The affected gutter section could not be reliably repaired and required replacement
- Approximately 1000 roof screws had developed corrosion and required upgrading to corrosion-resistant fasteners
- Rust treatment and surface protection were necessary to stabilise existing corrosion and prevent further spread
In addition, the presence of solar panels installed on the roof required a carefully considered approach, as access to certain areas was restricted.
The Solution
To address both the immediate issues and the underlying causes, we implemented a two-part solution:
1. Localised Gutter Remedial Works: Replacement of the deteriorated gutter section to restore proper drainage performance.
2. Roof Protection System: A structured process including:
- Replacement of corroded fasteners
- Rust treatment using a specialised anti-rust system
- Application of a multi-coat waterproofing membrane
This approach focused on preventative protection, ensuring that the roof system is better equipped to resist ongoing environmental exposure.
The Work Carried Out
The project was completed over four days, following a structured methodology to ensure correct sequencing and long-term performance.
Key works included:
- Removal and replacement of the deteriorated gutter section
- Installation of new Rheinzink gutter components
- Replacement of approximately 1000 roof screws with corrosion-resistant fasteners
- Treatment of rusted areas using the NS4 anti-rust system
- Surface preparation of roof sheets to ensure proper coating adhesion
- Application of a multi-coat Rubberflex waterproofing membrane
- Detailed sealing around flashings and transition points
Due to the presence of solar panels, specialist rollers were used to apply the waterproofing system beneath panel edges without disturbing the installation.
The Result
The completed works achieved the following:
- Restoration of proper gutter function and drainage performance
- Stabilisation of existing corrosion across the roof surface
- Improved resistance to water ingress and environmental exposure
- Extended lifespan of the roof and gutter system
The property is now significantly better protected against the harsh coastal conditions typical of the Camps Bay area.
The client also received a Project Completion Report, including full photographic documentation of the works carried out.
